Get the best of both worlds - the peace and quiet on the backside of the building; AND lots of light from the open southern exposure. Space is something else not lacking in the loft - just the living room and kitchen alone stretch over 825 square feet. Cook to your heart's content in the recently renovated chief's kitchen complete with Sub-Zero refrigerator and wine unit, Miele oven, and Gaggenau gas range. The master suite includes your own media room as well as the master bathroom and California closets. Overlooking the massive living room is an interior room currently used as a home office directly across from the newly renovated 2nd bathroom. Don't forget to take a peak at the "garage" [we can't just call it a washer/dryer utility room - it's just TOO BIG for that and includes so much more in the form of storage]. Enjoy the historic architectural details of this turn of the century building; 10' ceilings, original columns, and restored hardwood floors. On top of all this; this intimate live/work and pet friendly coop building boasts one of the best landscaped common roof terraces downtown with excellent city views. And the Coop just completed renovations to the Lobby and upgraded the passenger elevator! Just steps from Madison Square Park, the Flatiron and Chelsea; all of your needs, wants and desires are at your fingertips.
Additional features of this property include: Maytag Side-by-Side Washer/Dryer, Storage Everywhere, Miele Gas Oven, Gaggenau Gas Range, Sub-Zero Refrigerator, Catch & Softly Close Kitchen Cabinets, In-Sink-Erator Kitchen Disposal, Oversized Windows, Beamed Ceilings, Beautiful Refinished Original Hardwood Floors, and Custom Designed Lighting.

This structure was designed, built, and financed by Philip Goerliz. Erected in 1905, it replaced three four-story masonry structures built as part of a row of buildings circa 1857-58. Among the tenants of the new building, who were typical of the district, was an importer of oriental goods. This ten-story neo-Renaissance store and loft building, characteristic of the later development phase of the district, is seventy-five feet wide and is located near the Sixth Avenue end of the block. Clad in limestone and brick, the façade is organized into a base, midsection, and top. The heavily coursed three-story limestone base establishes the four-bay organization of the façade through the use of two-story pilasters, with acanthus capitals, which frame the bays and support an entablature. The building was converted to coop in 1978. To learn more go to http://40west24th.com.
