For sale: Waterfront Montauk property at a trailer park

"Waterfront Hampton property" and "mobile home park" are rarely seen in the same sentence. But an unusual Long Island real estate opportunity recently blossomed.

 

Two adjacent, oceanfront sites in the Montauk Shores Condominium Park went on the market within five months of each other (the second listing just two weeks ago). And they can be combined. The sites are two of only 27 perched directly on the ocean. One is a cottage, above; the other is a trailer, seen below.

 

The mobile home park is unlike any you've ever seen. The Montauk Shores Condominium Park is on 20-plus acres and has about 199 sites. The pearl of the park is the 900 feet of Atlantic Ocean shoreline.

 

The community began in the 1940s as a rustic beach-front campsite for tent campers but was also home to cabanas, bungalows and . cabooses (hey, when did that go out of style?). In 1976, a group of 152 on-site families purchased the property and created the Montauk Shores Condominium Park, after the previous owners filed bankruptcy.

 

It is known as one of Montauk's best-kept secrets and can be best described as having its own "vibe." It is famous within surfer circles and often referred to as having the best surf waves on Long Island, probably on the East Coast and quite possibly the United States.

 

Peter Moore of The Corcoran Group, who is co-listing both properties with his wife, Lois, says," you can walk to the beach and see easily 40 to 60 surfers. Jimmy Buffet has been a fan of the surf for years."

 

The two sites on the market currently have structures on them, one a vintage 1960s trailer and the other a cottage. The lots sizes are 30 by 40 feet (30 feet on the ocean). The two sites can be cleared and merged, which would create enough space to accommodate a larger mobile home.

 

Going forward, new residences are limited to only mobile homes and must meet current hurricane safety standards

 

Two stunning financial details: The property taxes for the cottage and the trailer are $807 and $661 per year, respectively. The monthly maintenance charge is $200.

 

The park has come a long way from the 1940s. Moore says, "Improvements to the park are always ongoing. The current project is the installation of cobblestone curbing throughout the park." The park already features a community clubhouse, a heated swimming pool, a playground, a central sewer system, on-site management, a full-time maintenance staff, a gated entrance and security. And unlike traditional trailer parks, at Montauk Shores each resident actually owns the land on which their trailer sits.

 

Unit 28 (the cottage) is listed for $635,000 and Unit 29 (the trailer) is listed at $495,000.
