WITH inventory at its lowest in years, Corcoran agent Michael Tobia said he knew the listing he won at 12 West 72nd Street wouldn't take long to sell - and he was right.
"We built interest by marketing the property a week before showings began, and after the first day of appointments, we had three offers at ask," said Tobia, who listed unit 9D with colleague Gilbert Morales at $1.195 million.
The 1,250 s/f two bedroom at the prestigious Emery Roth-designed Oliver Cromwell, looks out over the Dakota.
The kitchen and bathrooms have all been recently renovated and a large living room with dining area offers plenty of comfortable options.
After 40 appointments and an open house the first week of the campaign, Tobia and Morales had 10 offers on the table.
"The sellers outgrew the apartment, and the delightful buyers are New Yorkers who love the building," added the broker.
Corcoran colleague Kristina Ojdanic brought in the buyers, who ultimately paid $1.27 million for the home, which spent a total of 36 days on the market.
