Dog Friendly, $500k, with Room for Kid

When Aaron and Angie Couts began thinking about kids, they didn't know if they could handle it. It wasn't the midnight feedings; it was the need to find a bigger place.

"We want a two-bedroom," says Aaron. "We would love an elevator building with a doorman [they currently live in a five-floor walk-up] - but that's flexible, too."

They want a pet-friendly building, and they have around $500,000 to spend. But they're realistic. "We know what New York prices are," says Aaron.

Upper East Side $550,000

Turn-of-the-century 2-BR, needs TLC

This is definitely a co-op that needs some tender loving care, but it could be a steal when it's properly fixed up. The 950-square-foot two-bedroom from the turn of the century has a huge living room, windowed kitchen and hardwood floors (that may need to be redone). The master bedroom has a lot of closet space (ha!), and the second bedroom is roomy. The place is in an elevator building.

Maintenance $946. And the co-op board likes dogs. But there is a catch: The building has already received a number of offers. Agent: Marcia B. Salonger, the Corcoran Group, (212) 360-2289.
