A West Village Flip for $17.75 Million

A sprawling, terraced apartment at 150 Charles Street, the Witkoff Group’s 91-unit brick-and-glass condominium in the West Village, has changed ownership for the second time in six months. And at$17,750,000, just under $1 million more than the first purchase price, it was the week’s most expensive closed sale, according to city property records.

The seller, whose identity was shielded by the limited liability company Odd Couple West, had purchased the apartment, No. 8A South, from the sponsor for $16.84 million in February. It was relisted with Douglas Elliman Real Estate three months later for $19.5 million.

The monthly carrying charges are $7,727. The listing brokers were from the Alexander Team of Douglas Elliman.

Michael Sarg of Compass represented the buyer, identified as 150 Charles Street 8AS LLC.

The apartment has 3,629 square feet of interior space, with five bedrooms, five and a half baths, a chef’s kitchen with a breakfast room and a 26-by-19-foot great room. It also has two landscaped terraces, totaling 1,178 square feet, that provide panoramic vistas of the Hudson River and the cityscape.

The larger, west-facing terrace is the one that offers views of the river. It is reached through the great room and the enormous master suite, which includes a study, a walk-in closet and a bathroom with a deep soaking tub, radiant heated floors and a shower stall surrounded by custom slabs of white Alabama marble. The residence also has a private elevator landing.

The 150 Charles building offers residents a number of other amenities, including private green space, a 75-foot lap pool, a fitness center, a lounge and a children’s playroom.

The week’s runner-up sale, at $12,600,000, according to city records, is a full-floor penthouse at 230 Central Park South, a prewar condop building known as Southmoor House, overlooking the park near Columbus Circle.

The seller was Ian Reisner, a founder and managing partner of Parkview Developers. The property was listed by Pamela A. O’Connor and Rebecca Cavallaro of Sotheby’s International Realty; the most recent asking price was $13.4 million. The buyer was identified as 2 Eagles LLC.

The apartment, with direct views of Central Park from the 12th floor, has around 4,700 square feet of interior space, according to the listing, and was being sold as raw space. It also includes a small balcony.

The monthly maintenance is $7,462.
