A colonial-style house built in 2001, with six bedrooms and three and a half bathrooms

This house is in Springs, a hamlet north of the village of East Hampton, on top of a hill that overlooks Three Mile Harbor, off Gardiner’s Bay. It is slightly more than two miles from the Pollock-Krasner House and Studio, Springs General Store and Ashawagh Hall, a community arts center.

Indoors: A local builder designed the house as his residence, using wood and hardware from demolished 18th- and 19th-century structures. The great room, on the main floor, has 16- to 18-inch-wide knotty-pine boards from a 1700s house in Vermont that were laid with square-cut, hand-hammered nails. All heating, cooling, plumbing and mechanical systems are 21st century.

The great room, which includes a living room with a wood-burning fireplace and a dining room, is set off by French doors from a central stair hall. It connects in the back to an eat-in kitchen with knotty-pine cabinets, granite counters and hardwood floors embedded with ceramic tile. A family room off the kitchen has French doors that open to the backyard. This level also has a bedroom and a half bathroom.

The second-floor master suite occupies the same footprint as the great room below. It includes a large bedroom and sitting area with columns, hardwood floors and a gas-burning brick fireplace. The master bathroom has a water closet, a stand-alone shower stall and a tub overlooking the backyard. Four additional bedrooms on this level share two hallway bathrooms.

The standup basement and attic are almost 1,000 square feet each.

Outdoor space: The clapboard building sits at the end of a private road on 1.7 wooded acres. It is fronted by a hand-built retaining wall of bluestone slabs and has solid copper gutters and leaders. There is a covered porch in back and an attached two-car garage.
