I purchased a house in Colorado because I had Kimber Ward as my agent. She was an excellent advocate for the state and an excellent sounding board for me to continue a search in Colorado for a home. During the steadily rising cost of single family homes, Kimber worked with me to find the right sized home as well as the perfect neighborhood that would address all of my needs. She was clear in all her communications which built my trust and respect in her. She also understood my interests and key concerns. I could not have asked for a better real estate agent. She was perfect in every way.

Kimber was always thinking 3 steps ahead to minimize surprises and to make sure we met every deadline. Kimber was a total pro and always available when I had a question or concern. She was super responsive and actually seemed to welcome all my questions! Kimber took the time to understand my needs; and even help ME understand them! She made sure we saw everything I needed to see to feel confident I chose the right place for me. She was extremely patient and never made me feel like I was being a pain (even tho Im sure I was). I always felt like she had my back and was looking out for my best interests. I relied on her so much to help me talk through every step of the process and option. She listened carefully and made sure I was comfortable with every fact and figure along the way. She even gave great recommendations for service providers I needed. She really thought of everything and was super engaged the entire time. Im so grateful for her! Kimber made this super stressful process really fun. She had my back the whole time and I knew I could just relax and enjoy finding my perfect new home!

I think along with knowing that I was working with a pro on the top of their game from a sales/marketing, knowledge, and negotiation perspective it was also important for me that I felt that I trusted the agent I chose. I had looked at three different companies/agents and chose Kimber and Live Urban because ultimately I decided that she would be the strongest professional who I trusted the most and that their marketing of my property would be at the level I was looking for. The house sold in few days with five offers coming in after the first day and a half of showings. The first offer came within a half hour of the first showing, The situation was unique because of Covid but despite this the interest in buyers was gained and it lead to an over asking closing price. I think the key elements leading to this beyond the value in the property and level of trims I had put in the property were the staging and marketing of the property and the eye to detail Kimber had. This was critical and it made the property stand out against the comps. It should be noted that other comps were not selling as fast as this did. I cannot say enough about how great it was working with Kimber Ward. We first met her at an open house pre-pandemic, when were just starting to think about buying. She spent a lot of time talking to us about what we were interested in and gave us her contact information. When we decided we were ready to start looking seriously more than a year later she immediately came to mind as someone who we thought we would enjoy working with. When we met with her I was really impressed with how much she remembered about us from our conversation at the open house and with how well she seemed to understand what we were looking for. I have never bought a house before, and the market at the time we were buying was really intense. Kimber took the time make sure we understood every step of the homebuying process. She was really open to working with us in whatever ways worked best for us. We used a physicians loan to finance our purchase, and while Kimber had never worked with that type of loan before she helped connect us with local lenders who offered similar products and worked with the (non-local) lender that we ultimately chose to better understand the loan and how to explain it to sellers w...
